Provided civil engineering and site development services for The Breeze Apartments, a high-density multifamily residential redevelopment project located at the northeast corner of Avenue E SW and 3rd Street SW in Winter Haven, Florida. The project consists of a six-story apartment community containing approximately 98,000 square feet and 102 residential units on approximately 3.17 acres within the C-1 zoning district and Primary Activity Center land use designation. Engineering services included site planning, grading and drainage, stormwater management, utility coordination, parking layout, internal circulation, ADA accessibility, and supporting infrastructure design. The project was designed to accommodate an urban residential density of approximately 32 dwelling units per acre while integrating 162 parking spaces, pedestrian connectivity, and utility services within a compact downtown environment. Building placement, access, and site improvements were coordinated to maximize residential development potential while maintaining compliance with City development standards and supporting long-term functionality. The project supports continued downtown redevelopment and residential growth within the City of Winter Haven by providing modern multifamily housing in proximity to existing employment, commercial, and public service areas.
