Provided civil engineering and site development services for the RainDance Apartments project, a six-story, 105-unit multifamily residential community located on approximately 2.4 acres at the southwest corner of Avenue C SW and 2nd Street SW in downtown Winter Haven. The project consists of approximately 101,600 square feet of residential development within the City’s Primary Activity Center and is designed to maximize residential density through efficient urban infill redevelopment consistent with existing multifamily land use and zoning. Engineering services included site planning, grading and drainage design, stormwater management, utility coordination, parking layout, internal circulation, roadway access, ADA accessibility, and supporting site infrastructure. The compact site design integrated residential buildings, parking facilities, pedestrian connectivity, and utility systems while accommodating 105 dwelling units and 112 parking spaces within a constrained downtown environment. Stormwater management facilities were designed to support the proposed building footprint and associated paved improvements while maintaining compliance with City and regulatory requirements. The project supports long-term residential growth and downtown redevelopment objectives by providing modern multifamily housing within an area served by existing infrastructure, utilities, and transportation networks.
