Project Area: Approximately 47.4 acres, Carter and Kaye Engineering, LLC provided master planning, civil and environmental engineering site development services for the Saddle Creek Logistics Facility, a large-scale warehouse and distribution development located on an approximately 47.4-acre site in Lakeland, Florida. The project consists of an 812,200-square-foot warehouse facility developed within a Light Industrial zoning district with a designated land use of Warehouse Complex. The existing land use of the property was an established warehouse complex, requiring integration of new improvements with existing industrial operations. Civil engineering services included site layout, grading, drainage, and stormwater management design to support the expanded warehouse footprint and extensive paved service and circulation areas. The project was designed to accommodate approximately 1.5 million square feet of impervious area, including building footprint, loading areas, truck courts, and parking facilities, while maintaining compliance with applicable local and regional stormwater and land development regulations. Additional improvements included internal roadway and circulation design to support high-volume truck traffic and logistics operations, coordination of site access, and integration of utility infrastructure to support warehouse operations. The Saddle Creek project supports continued growth of regional logistics and distribution activities while maintaining compatibility with surrounding industrial uses.
