Shoppes on the Ridge Phase II, Lake Wales, Florida – Provided civil engineering, site development, permitting, stormwater management, utility design, and construction phase services for Shoppes on the Ridge Phase II, a Kohl’s-anchored mixed-use commercial development located along U.S. Highway 27 (State Road 25) in Lake Wales, Florida. The project consisted of approximately 25 acres of commercial development containing approximately 120,000 square feet of retail, restaurant, and commercial space designed to support continued economic growth within one of the area’s primary commercial corridors.
Engineering services included site planning, due diligence, grading and drainage design, stormwater management, potable water distribution, sanitary sewer collection systems, utility coordination, parking and circulation planning, roadway access improvements, permitting support, and associated infrastructure design necessary to support the commercial development. The project also included preparation of FEMA map amendment documentation, comprehensive stormwater management facilities, and coordination of regulatory approvals through multiple local, regional, and state agencies.
Design efforts focused on creating a functional and efficient commercial environment while accommodating customer access, internal circulation, truck deliveries, parking demands, utility requirements, and long-term operational flexibility. Site improvements included coordinated roadway access modifications, driveway connections, turn lane improvements, stormwater treatment and attenuation systems, utility infrastructure, and supporting site development improvements necessary to serve multiple commercial users within the development.
Permitting and approvals were obtained through the Southwest Florida Water Management District, Florida Department of Environmental Protection, Polk County Health Department, Florida Department of Transportation, and other applicable regulatory agencies. CarterKaye also provided construction observation, compliance reviews, and engineering support associated with roadway, drainage, utility, maintenance of traffic, signing and pavement marking improvements required within the Florida Department of Transportation right-of-way.
The project supports continued commercial expansion and economic development within the Lake Wales market area by providing new retail, restaurant, and commercial opportunities while enhancing transportation infrastructure and utility services along one of Central Florida’s major commercial corridors.
