R. A. Florida Development, Inc. – WaterRidge Development/Subdivision, Auburndale, FL. Engineer of Record – Retained by R.A. Florida Development to perform surveying, land planning (zoning and land use changes), civil engineering design, and permitting services for a large 385-lot single family residential development located in the central area of Polk County, Florida. The property, formerly consisting of an orange grove on approximately 185 acres of land and is located on the west side of Adams Barn Road, approximately two miles north of US 92. The site is bordered by beautiful Lake Van and Lake Medora which required floodplain and wetland impact considerations as a result of the potential impacts of the proposed development. Assisted the Owner in successfully completing the project from surveying to platting within approximately 1 year for a development which contains 10 miles of road, a clubhouse, lined stormwater ponds, wetland mitigation, environmental considerations, amenities, and natural area preservation. Designed and permitted several miles of offsite utility line extensions, including a 10-inch potable water main, a 6-inch and an 8-inch force main. This project also required more than one mile of road widening and improvements, which included the design of two roundabouts (as requested by the Developer) to act as a traffic enhancement and control measure. Led the sub-consulting effort to include the transportation planning, geotechnical engineering, soil and environmental sciences. Prepared and processed a large-scale Comprehensive Plan Amendment (CPA) to the Future Land Use Map of Auburndale, which was adopted by Auburndale and found in compliance by the Florida Department of Community Affairs. Obtained approvals of the development via an individual Environmental Resource Permit (ERP) from the Southwest Florida Water Management District (SWFWMD), Site Plan approvals were obtained within approximately one year after commencing the design work from the City of Auburndale, Florida Department of Environmental Protection sanitary sewer system permitting, and the Polk County Health Department.
